The following is my plan for marketing your property:

1. Submit your home to the Multiple Listing Service. (MLS)

2. Within 48 hrs deliver flyers to all other real estate offices in your area.

3. Submit copies of your listing to our company sales staff for their waiting buyers.

4. Distribute flyers of your home to 300 homes surrounding your property.

5. Distribute flyers of your home to any and all office buildings and businesses in your area for their relocation department.

6. Mail flyers to renters in the immediate area advertising your property.

7. Advertise your property in Harmon Homes and other publications.

8. Advertise your property on the Internet, including my personal website, Realtor.Com and other sites where it will reach millions of people.

9. Mail over 12,000 pieces of mail advertising your property.

10. Create a virtual tour of your property for the MLS and for E mail distribution to 1000 Realtors (sample enclosed).

11. Call all clients and agents from my files that have expressed interest in your area recently.

12. Suggest and advise you as to any changes you might want to make in your property to make it even more attractive to the buyer.

13. Constantly update you as to any changes on listings in your market area.

14. Add additional exposure through a sale sign and an electronic lock box.

15. Advertise your property every week in The San Diego Union.

16. Make you aware of the various methods of financing the buyer may want to use.

17. Follow up on all agents that show your property for their valuable feedback.  You will receive an automated E Mail whenever the property is shown.  You will then receive an E Mail with the comments from the showing broker.

18. Represent you upon the presentation of all offers from other agents and help negotiate the best price and terms for you.

19. Handle all escrow services and keep you informed after the contract has been accepted on all mortgage, title, financing, inspections, appraisal and other closing procedures.

20. Deliver your check at the closing $.
